You can’t just do this with a broad brush either; you need to look at the property market surrounding the home you’re buying.
What you need to look at when researching the property market is how much other homes in the same neighbourhood as the one you’re interested in went for. This may sound simple but it can actually be quite difficult. You need to find a number of homes of a similar style, with similar pros and cons, and use those to draw a comparison, and then try and get your house for a similar amount. Anything sold within the last year should be suitable for a comparison.
